Home staging is a necessity if you are selling your property and want to stand out to buyers, or sell your home fast.

What is home staging?

Home staging is effectively dressing your home for sale. Imagine an empty house, completely unfurnished; even in a desirable location, the finish may put off potential buyers, and you certainly won't be maximising the property's potential without staging.

Needless to say, home staging doesn't need to cost the earth. By choosing the right furniture, art and accessories, you can easily transform your property into a home potential buyers want to live in.

When it comes to selling a property, first impressions do most of the heavy lifting — and that’s exactly what home staging is designed to influence. According to the Home Staging Association UK, staged properties typically sell around twice as fast and for 8–10% more than unstaged ones, largely because most buyers struggle to picture a space’s potential unless they can see it dressed and lived-in. Knight Frank’s research found that professionally staged properties achieve an average 4-6% uplift in offer value and sell in around half the time of un-staged homes . That gap comes down to psychology as much as presentation: an empty or cluttered room asks a buyer to do imaginative work, while a well-staged one does that work for them, replacing “what could this be?” with “I can see myself living here.”

A few companies illustrate how differently staging can be approached depending on the property and budget. High-end agencies like BoxNine7, which partners with Knight Frank on new-build and luxury developments, focus on aspirational storytelling — using furniture, lighting and layout to sell a lifestyle as much as a floor plan, reporting that 100% of the properties they’ve staged sold faster than comparable un-staged properties, with half selling within a week of launch . At the other end of the market, more accessible UK stagers such as Styled2Sell Property and JS Property Staging work with everyday sellers, often on tighter budgets, using strategic furniture placement, decluttering and simple styling touches — including artwork — to help a home photograph well and create an emotional connection during viewings. Whichever end of the spectrum you sit at, the underlying principle is the same: a thoughtfully staged home doesn’t just look better, it sells faster and for more.
